@Chan S. my lease reads like this for early termination: Resident may terminate this agreement by doing all of the following: a) Giving Management sixty (60) days written notice, b) Paying all monies due through date of termination, c) Paying an amount equal to the Security Deposit as an Early Termination Fee, d) Returning dwelling in a clean, ready-to-rent condition, and e) Paying a pro-rated portion of expenses for repainting and cleaning based on the ratio of the number of months then remaining in the initial term to the number of months originally in the initial term.

Tenants are moving out this weekend as they've bought a house, they've been with us 2 years, so I'm sending in professional carpet cleaners next week - only thing i can think of.And like you, we repainted everything, cleaned everything, and it just hangs between the kitchen and living room.

And, they will be worried about whether or not you'll really have it clean, or will really repaint it or whatever you say you'll do - that many landlords don't actually do - which many of them will have already experienced and be worried about.It's just really better all the way around, to wait until you have a unit that is show-ready - vacant and ready to go.
