Having handled them, evictions are sometimes necessary though they can be somewhat lengthy, taxing, and legal procedures has to be followed - hence why it is best to screen well especially when you self-manage - but it is not as bad as it sounds. 

Hi @Chris GordonI suppose this is quite overdue, but I had only just closed on the house when I posted this.

I have obtained a list of properties and the amount of property taxes that are over due by the homeowners.These homeowners have not yet lost their property to tax foreclosure but are soon to be, and will be sold at a tax lien auction or tax deed action.

Each lender puts their money in at the same time, and the loan length is 5 years.

I've had lengthy discussions with the compliance officer at the DIvision and it is touchy...and despite what is in statute the Division has autonomy outside of statute...we have revised code, and administrative code, and internal rules, and egotistical politicians that need to punish people for no reason...so, if you're doing anything related to real estate with or without a license in this state, you're open to the Divisions authority.I had a former business partner pay Vena Jones Cox $13,000 for her guru wholesale program in Cincinnati and I about pulled my hair out....so, I guess the point is that despite the rhetoric, criminals are still actively teaching classes on how to break the law...it's like paying for a class that teaches you how to speed....it's insanity. 

It's clear that they're not getting market value for their house, and in return they also don't have to worry about commissions, repairs, or a lengthy process.
