Aloha,If you are planning on not allowing pets, then you should also establish a clear and separate "Assistance Animal Policy", and have a printed copy handy at all times.Your Policy can include a simple form that asks the TWO questions you are allowed to ask - Does a household member have a qualifying disability?

If you have the properties in your own name(s) with suitable operating insurance and, in your capacity as guarantor(s) you have life (and, if required, disability) insurance sufficient to retire all debt, you will be fine.

Although you are not specifically discriminating against black, you are doing it unintentionally.Same goes for someone with disability, and many of the protected classes.If you simply go on order the applications they came in, then your process isn't accidentally biasing anyone.

There is an exception here if the person is disabled and has income from a sheltered workshop, but Kyle appears to be an able-bodied young man, so I assume this is not the case.(4) Support test: the taxpayer must provide more than half of a person's total support.

Tenants that are unwilling to sign leases with such detail is a huge "red flag" anyway...why would you want a tenant that doesnt agree to not park disabled cars in the driveway or keep the noise levels down for their neighbors or trim around trees, mailboxes, landscsaping when they mow the lawn?

Instead a group of volunteers did it for him.One quote from one of the volunteers, was “The state has yet to adopt the Americans With Disabilities Act that was passed 25 years ago, so that landlords and people could get training and know what their responsibilities are for people with disabilities,” he said.

You did not note the 401(k) as already being Roth status, so I am making that assumption.There would be a 5 year seasoning period on the originally rolled over basis, after which you would have the ability to draw down up to that amount tax free.Any earnings generated from that originally converted basis will be taxed as regular income and subject to a 10% penalty if withdrawn prior to age 59 1/2, unless you meet one of the exceptions such as financial hardship, disability, etc.
