Flint is a rather depressed area that has no hope in sight.We bought in the area when the market was better.

The 36inch lazy susan had a door that spun around with the shelving and the weight of the granite depressed the top corner supports just enough that I had to shave the top & bottom of the door to avoid it jamming on the top/bottom edges. 

These were some seriously depressed areas back then. 

This is low but our area is depressed and the comparable sales run between $60K to $100K.

Someone can get an ESA based on their depression. 

Millionaires were made during the depression era and they certainly didn't look around and throw their hands up.

4 years at the same rent seems like the previous owner never raised rents or the area is depressed. 

While I am only human I have noticed direct correlation between the absence of sugar and high levels of motivation, energy, and daresay optimism; adversely I've noticed that high levels of sugar consumption, especially in daytime hours, lead to horrible crashes of energy, motivation, and daresay depression (not necessarily clinical depression but certainly depressed attitude or state of mind).  

I went into a deep depression.

I could show you plenty of mismanaged towns in booming areas (look up Bell, California as an example) and also show you thriving towns in depressed areas.
