I know that was pretty generalized, but I hope it helps somewhat ps, wear your nice clothes whenever your meeting an investor, realtor, homeowner or anyone else face to face that your talking to real estate about.

My wife has a small clothing business (traveling sales-doesn't sell from home) and I have started getting into rent houses.

Does it have cloth wiring/knob and tube.  

That being said, I drive an older beat up car, bring a sack lunch everyday to work, and haven't bought any clothes in years.  

My parents came to America as refugees escaping with Vietnam War with nothing but the cloth on their backs.

I understand how this would drive you crazy, but please don't assume that a coin washer will deter a mother from making sure her kids have clean clothing. 

People can discuss clipping coupons, buying soon to expire meat and bread, 2nd hand clothes, dumpster diving, yard sale bargain hunting and creative ways to re-purpose broken furniture thier neighbors are disposing of.

They hardly ever bought new clothes.

I don't care about fancy cars, clothes, or  exotic trips.

Mostly because they can make placement of furniture more difficult and can pose a fire hazard (paper or clothes accidentally ending up on top of them and catching fire).
