Amend that-- if ANYONE needs cleaning services more than people who are moving, then it's the other parties to the transaction and the service providers-- Lender REOs, Selling Brokers, Probate Attorneys, and Heirs of Family members who would like nothing more than to sell Aunt June's house without having to rummage through her unmentionables, and YES, RE Investors who have just (ahem) "Stolen" the neighborhood Victorian.

@Daniel NishiguchiIt should be stated in your lease anyways that the tenant is liable for all people / guests they have in the unit for accidents damages etc .. you can’t take a persons second amendment rights away because your scared of guns bro

You will just need your basic LLC paperwork (Articles, Operating Agreement with any amendments/addendums, and an EIN letter).It seems like you are already going the route of having an LLC for each property, though, which helps keep all the assets separated.

They could just have their seller sign an assignable contract (between seller and agent) instead of a listing agreement and amend the sales price at closing to reflect the agreed upon price with the end buyer.

I am surprised your agent is not providing you with ones. estoppel certificates are needed in addition to the lease agreements, because it tells you e.g. which personal property belongs to the landlord or tenant, whether the rent has been paid, whether there are any amendments to the lease, etc.
