When we were originally in contract the insurance provider we chose to go with requested that roof, wiring and plumbing was all redone- cast iron pipes, cloth wiring and a slightly damaged roof would prevent us from being covered.

Lets say the house catches fire they are going to fix it and as a bonus you usually get lost rent if it is included in the policy but they don't have to pay the tens of thousands to replace your belongings that were burnt or smoke damaged like clothes, electronics, or personal items.

Also some will not order online because some items like clothes they like the thought of trying them on in a store and buying versus ordering online  and having to go through the hassle of returning when they do not fit etc.

It is probably a good idea to put on your tusslin' clothes and crawl around in the dirt under the house and inspect the connections to the water, sewer/septic, electric, and gas/propane (if equipped).

I am reminded that the Phoenixville code inspectors -- who come around each year -- look askance at the use of portable space heaters by tenants -- mostly bc of the dangers of tipping, damage to cords, and fire hazard from folks trying to dry damp clothing on them.
