@Joel Owens explained it in details, nothing to add.Check with your state Division but here my broker responsible for my real estate activity even if I do FSBO- that's why I became my own broker.Generally, the split depends on your original agreement with your broker but it's never free.

If the property is in Colorado, your Division of Real Estate is especially kind when it comes to forms.
