The court shall order each parcel to be sold pursuant to Chapter 5723. of the Revised Code, without appraisal, for not less than the lesser of the following:(1) The fair market value of the parcel, as determined by the county auditor and as specified in the delinquent vacant land tax certificate or master list of delinquent vacant tracts, plus the costs incurred in the foreclosure and forfeiture proceeding;(2) The total amount of the finding entered by the court, including all taxes, assessments, charges, penalties, and interest payable subsequent to the delivery to the county prosecuting attorney of the delinquent vacant land tax certificate or master list of delinquent vacant tracts and prior to the transfer of the deed of the parcel to the purchaser following confirmation of sale, plus the costs incurred in the foreclosure and forfeiture proceeding.

That's one reason (other than it being a legal requirement, of course) that you need a Qualified Intermediary on your team before you start the process - they take delivery of the proceeds to keep them 'clean', which keeps you from looking like you're trying to have your cake and eat it too.

In my experience, these people who charge these high rates and make all these claims lack delivery of the promises made and really do not have a true interest in your success, they are more interested in getting your money.This of course is largely dependent upon who the mentor is, but again, if you were at a paid 2 day bootcamp and the "upsell" was for this service, be careful!!!

I would ask them to manage the replacement and explain that in the future, you will not accept delivery of any damaged items when replacing new appliances, carpet, blinds or draperies, fixtures etc.
