I was actually very close to listening to the advice I got on here, 3 or so months ago, I had an offer to sell them for $1,000,000 until my real estate agent advised against it because of how good a location and house it will be and what it will sell for and also because the loan officer was assuring me we were golden.

I know that there is no golden location, and that actual hard work cannot substitute a "good" location for investing. 

My personal opinion is that flipping is very difficult in this market, with margins much lower than they used to be back in the golden days of 2010 - 2015.
