A good solution would be adding yourself as a service pro, and if you don't want certain invoices to be visible to the tenants, assign them to a service professional. 

(Well, I can manually accept a credit card payment, but I can't send recurring invoices and accept ACH payments, which is what we really need.)

He notifies the lender to put a c/o in his LLC name and address so he receives the monthly invoices and pays them.

While we have an accepted offer and are wrapping up final punch list items at this time, I will still need another month before all the invoices have cleared through book keeping and I will know what our actual profit will be.So the story starts in May of 2017 when I bought one of the last remaining in-fill lots in a popular subdivision in one of the wealthier suburbs on the north side of Milwaukee WI.It takes longer than you think. 

Most PMCs HIDE their actual mark-ups by only giving the owner invoices on their letterhead (so you don't see their cost) or charging by the hour (the hourly rate includes their mark-up).

Then USUALLY a water department will waive a month or two of unusually high bills when you present them a repair invoice from a plumber. 

I would be willing to do some sort of quickbooks type thing where they can only pay for an open invoice, but they'd have to be able to pay by bank draft not credit card.  

I've heard of cashapp, venmo, paypal, Plastiq paired with invoices or using with a payroll service.

I don't want to hand our onsite property manager checkboooks to pay these invoices. 

I pay my manager and contractor via Zelle after seeing all invoices and estimates.
