If you do what you state, then you will achieve an infinite ROI because there will not be any of your own money in that deal.

This investment will appreciate and with ZERO cash invested the cash-on-cash return is infinite.

However if I do a BRRRR I can achieve infinite return by extracting all of my investment.

There's so much more creativity in real estate and your locus of control is infinitely greater in RE, where you can actually take action to impact the performance of your investments. 

Those quaint stained glass windows in the living room, It may be time to remove and frame them for use in your personal residence.That shelf grandfather built will soon be overloaded and collapsing with who knows what.

I'm still relatively early in my journey trying to navigate all the ins and outs of RE investing, but I figure keeping ideas like house-hacking SFHs by living in the converted ADUs on the shelf as potential niches could definitely be beneficial to me if the small multi-family path doesn't work out here in Sacramento.And - haha, hey, a storage container could be a cool home improvement project to work on in your spare time!

I listen to the podcast daily and am currently reading Rental Property Investing by Brandon Turner and have Investing in real estate with no (and low) money down and Pillars of Wealth on the shelf ready to go next. 

If I refinance a property and pull all of the cash I had into it out, and that property cash flows $1/mo, that's technically an infinite return since I don't have any money in the deal.

The book is on my shelf and now in my hands!!
