The are both fruits, but value is way different as in comparing a SFR to a Multi-family.There are 3 primary means in coming up with a properties value.

@Greg H. you're right, this is a big undertaking, I'm practically building a new house (which was my original plan) however, that proved to be less fruitful.

This is good for my strategy which is not to put all my eggs in one basket with one higher priced property.

For me, the key is to have an overall plan and strategy to reach your goals as well as an understanding that the real estate market is cyclical and different strategies are more fruitful during different "natural" cycles of the market.  

Don't know your general business experience, if you want to go into ANY business, selling fruit, making socks or dealing in real estate, don't you think you need some basic business knowledge, is that common sense?
