On a personal note, I am also a pastor of a “mission” church that I started with just my wife and kids.

Their mission is to curb homelessness as a result of the housing crisis.

Mission accomplished. 

This then results in a spike in the curve initially and hospitals quickly become overrun and at that point it just becomes a mission about flattening the curve.

Day one cash flow is probably either very low or neutral but that's not the way to buy property in my mind.. you have to look at IRR and what is it going to be worth at exit in 5 to 7 years.. there is a romanticism with investors especially on this site that think they are buy hold fore ever well properties change hands on average of every 7 to 8 years.. so you need to look a that potential.. granted some that live in the market and decide for better or worse there life mission is to be a hands on landlord for their job..

My only suggestion, the "Actions" need to be congruent or aligned with your "WHY".I define the "WHY" as your purpose, mission, goal, or the desired outcome.

Your mission is getting it back to market-ready condition as fast as possible!
