At a glance I love that it's free, but it's pretty basic in what it offers.I have only really tried Cozi.co - I liked Cozi because it was absolutely free to send and receive payments and that's all I needed at the time.

Then set up an open house at a certain day and time.....no special appointments as those are a huge waste of time as many will no show etc.I did all my apps through Cozy last time....I just send the link for the application...they can fill it out on site or later....they pay the fee directly for the credit and background, so I don't handle any $$ and I don't refund anything.

Hi Joe,A gas/lLP forced air furnace would be my first choice for a SFH (but always an electric water heater if given a choice).Set it and forget it with a thermostat that kicks between A/C and Heat automatically (no need to switch over from one to the other).When there is snow on the ground (to me) heat pumps are not cozy warm enough.Just my 2 cents.

I've seen this play out personally many times over in quarters as small and confined as mobile home parks.
