How's the Rental Market Houston/Cypress/Katy right now?

In the winter time it's a small percentage slower than the summer time but still lots of movement into the area during Christmas break so the kids can be in Katy ISD by spring. however what I will warn you about is the type of market that Houston and especially Katy is in right now.

At this rate, I may run into finding a property in the winter time (or 2024) and having difficulties finding a tenant as well as someone to take over my lease (im at month 4 of a 15 lease).I wanted to consider a live in BRRRR strategy where I find a distressed property on MLS with a 5% down conventional.

Maybe.HUD (estimates) service life at 20 years for an electric or gas furnace, but a February failure could mean a wait for an install or a wintertime price gouge.How long is the wait time for a repair or replacement in the below freezing times in the area?

It is Cleveland after all and winter time, it is nice to have covered parking.I am certain this would be a potential deal breaker/large negotiation position for any future buyers as someone will need to handle this issue.It needs to be completed, I would be curious to better understand the condition of the 3rd garage bay along with the garage pad.
