Eviction in this county would not happen in the winter.

Heating costs go up in winter, as does electricity due to the reduced natural light and more people indoors.

When we wholesale in Denver metro its usually 78-80% ARV, we would only go lower if it was a slightly riskier deal (no good comps, stigmatized area, layout that might not make sense, house will be listed in the winter).Having said that our flippers are still having success with those number because of how hot the Denver area is. 

I guess right now its winter down under.  

Outside summer and holidays shoot to have your weekends booked at high rates and weekdays at low rates. 

Now I will say that I do adjust my prices down for the winter to attract folks but I don't get many.

I had one were my PM calls me its in INDY cold winter they just had baby cant  afford the rent and heat just take no payment for 2 months then they will add the balance any pay it off.. well of course after 2 months they just left  LOL..
