We’re based in Indianapolis, and during the winter months, we transition some of our STRs to MTRs to try and keep up occupancy rates.

Bloomington has milder winters then we do up here in Chicago, but still gets snow and cold, which takes a toll on the property.  

The market seems to have a lot going for it with the beach, the lively downtown, the historical appeal and the night of lights draw during the winter months.

Many contractors get burned by property owners and getting paid through the lien process is no fun at all.Another thing to think about with GC’s asking for a large deposit is their ability to be in it for the long haul and to potentially handle multiple projects simultaneously.

Scaling is fun but the more you add the bigger the risk is.

STRs also have the seasonal aspect to it for the winter time in COS and long term rentals are steady.
