I haven't seen anything above 80% on a cash out in years (and even 80% isn't widely available).

Are you looking for more SFR in the same price range in your local market?

Most of my CFO clients that are in residential development are looking for IRRs (usually over a minimum 5-year period) in the high teens and the commercial developers are looking in the low to mid 20% range.

I’m currently targeting properties in the $200K–$500K range, depending on the location and potential cash flow.

I was very happy with the first management company and then widely disappointed based on the expectations that were set by the first one.  

We are finding many properties needing light to moderate rehab in the 100-125K range.  

With interest rates on your current properties in the range a stock market portfolio might return paying off the mortgages could be a good option so you maximize cash flow.

Good tax prep can vary widely.
