My long term rentals are located in SC, also in a city, and they play a big role in the numbers.

We are in a tiny town about 36 miles south of Coeur d'Alene Idaho.

Ok, now on other side of coin, at $300mnth how long would it take to save up that same amount?

You can tell the tenant that they can ignore the notice as long as they follow through on paying.As the landlord you want to maintain control of the situation - not allow the tenant to do so.
