If multiple people show up at the same time, and they have, it gives them the incentive to fill out the application right there.I have a scented candle burning before they arrive, toilet paper in the bathrooms (good call), and a small plant or floral arrangement on the kitchen counter.

I have met/known over a thousand Realtors and a few hundred appraisers, on the average, I'd have to say a Realtor does not hold a candle to a state approved fee appraiser in any professional ethical issue as there are many more bad Realtors than Appraisers (there are bad apples in all professions) and the very best BPO performed by one with only education and experience gained as a Realtor(since these are relatively new in the industry) won't come close to the quality of work of a Certified Apprasier.
