I’d hate to see you walk away from that high an income and regret it.

During the walk through, I met 2 roommates, while they smoked a joint on the back porch. 

Locations that are a 0-1 hour car ride from san juan to a nice town/city with more affordable areas walking distance to the beach would be interesting as well. 

You should look into whether you can hire an officer to walk through your problem unit and have his professional opinion on whether they are smoking in the unit or if it is a residual smell.

If you cannot sell the house for close to $150k and have a non-recourse loan, you should analyze if it makes sense to walk away from the property.  

I talked to a Lady in Nashville and walked her through the process and she was able to do this and made some pretty spectacular gains on recreating old parcels.

After this experience, I'm definitely walking every property before I buy.

I bought my first property in North Jersey at the peak of the 2006 market - came to the closing with no money and walked away with $10,000, still own the home to this day - and it's still possible do near this today - so, it can be done with $50K or less (doesn't mean you should do it that way...) 

When deciding between them, look for flexible memberships, no high-volume minimum, and customer service to help walk you through the process.
