If someone does or says something wrong, I will say "Yo, you are a good dude but what you just said is utter BS, here is how it really is", then I show stone cold evidence and proof.If people can't handle this, it truly is not my problem nor do I care.

Then they hit their desk, look at the pictures of their kids, remember how they have to come up with the two grand Junior's braces are costing them even with their piddling dental insurance, accept once more that it's going to have to go on the Visa, swallow down a wave of bitterness and anger at their own son for putting them deeper in the credit card debt hole, and lean forward to turn on their computer for another day at their utterly meaningless corporate job.If that's motivation by resentment, I guess that's me.

I.e, do most deals in the conventional form as an agent, while wholesaling deals that don't fit the traditional mold of finding a seller who wants to list their home and wait for top dollar etc...I should note that I am still pursuing the wholesaling route in the meantime as I acquire my license, AND I am of the mindset that @Jay Hinrichs has expressed in a multitude of posts; which is that wholesaling is inherently immoral unless you operate with complete and utter transparency in all aspects of the deal, from seller to buyer and intent to closing etc...Would love your input as well, Jay.

If so, then you could put it towards a down payment and closing costs on a lower price point property.If you don't have reserves, then I would recommend you "chill" on your $15k, get your license, and use your commissions to build up your reserves and investable cash.
