Some people go to Lake Lewisville/Dallas/Grapevine, but I don't hear about them spending the night and there are pretty limited options right on the water.I still hear a few people going up to Broken Bow/Hochatown, but that talk is way way down since about 2021.

As far as I can tell Airbnb does not yet offer that capability in Hawaii.I met with a few agents and cleaners while on island and their feedback was that it should be cash flowing nicely without any major repairs or upgrades.

You find the house completely trashed with missing appliances and cabinets, tenants were cooking meth, windows broken, etc. 6-8 months of unpaid rent, unpaid utilities, thousands to empty the abandoned property and trash, $50,000 to completely renovate the property and make it rentable again, plus all the time, energy, and stress along the way.I would actually argue this is pretty common and not even the worst-case scenario.
