Would it be a smart investment to go ahead and buy a duplex in a more undesirable area at the moment and fix it up. i know rent is much lower in those areas as well. seems to be more class c areas. i Am working with an amazing realtor but still wanted to get on here and hear other peoples feedback or advice.

Sure you gotta know rents, taxes, local laws, etc. but a tenant in a lower asset class, undesirable location doesn't care about your spreadsheet rents or your taxes.

As the PM, you are simply the messenger and the owner does not tolerate late rent payments :-)  It's always a good practice to have a highly undesirable late fee on your side to "encourage" them to pay on time.
