Just routine maintenance.

As my portfolio grows and general life is getting busier, I am looking for some ways to deal with some of the more mundane/routine tasks.

*reminder if you are uncomfortable with anything up to this point you can back out and get your money back (most of it)(21-30days out)Step8: at This point you need to get back in touch with your lender and make sure they still have everything they need from you. don’t make any large purchases or open any new accounts or you could lose the home. (14-21 days out)Step 9: appraisal... not a lot will happen between the day inspections end & the appraisal.

A lot of people don't like to hear this, but the more uncomfortable you're willing to live TEMPORARILY, the better the deal will be. 

I routinely have my team members assess new projects before I close on the deal.

. -- You'll keep back maybe 5% of all rents for routine maintenance and another 5% for capX (big expenses like roof or furnace replacement).  

We don't want to create an uncomfortable situation on our trip.No, this experience is not what we thought it would be.

The more uncomfortable you're willing to be house hacking the better the deal will be.A 5 bedroom home with 4 roommates can be very powerful.
