Not to deter you from getting an LLC, but I would look into getting a Umbrella Policy for your AZ home and get an amount of coverage that you feel is necessary.

Once you're under the management umbrella of REI you'll be assigned a customer service rep that will reach out once a month regardless of what's going on so there's open lines of communication. 

Quite frankly, we do so much coaching with new investors under the umbrella "buyer representation" and not getting paid for it.
