The investor is at the mercy of current conditions while invested.The operator makes money from performing services, they may or may not have capital at risk, most here on BP are operators, in and out of a deal in a short period of time, less than a year.So, if you ask an investor holding an asset how things are and vacancies are up, cash flow is down, maintenance expenses are up......they aren't going to be happy!

There is no 5 year waiting period.....the rule is actually that you lived in the house for At Least 2 of the last 5 years (you could have rented it out for any time less than 3 years after you met the 2 year requirement, and still get the exemption).....but no 5 year required holding period.
