The whole point of sub-to is to obtain title for next to nothing with a great rate while avoiding most closing costs.Pay a premium for an option to keep the seller in title, risk title problems by doing so and then exercise the option just to pay full closing costs with a new crappy rate.

Obtain insurance under the LLC.

Stessa had some features I didn't;t need and ultimately I also wanted tax features.

I've done that and have t had an issues in the past 

But be carefull , again,  they are dificult to finance or obtain a loan , usually private loans are more expensive and they have higher interest rates . hope this help!

Here in College Station, TX I'd say its no big deal just cross your T's dot your I's, and head on down to the local justice of the peace. 

If you get to a pound t where it's a C grade rental or better you can start to get decent management.
