I'm a bit surprised about Lexington's #'s. 

I'm frankly surprised by the responses! 

We are in a small market so we were very surprised to consistently fill 4 and now we are looking to do 4 more. 

Their are opportunities but very much depends on location, no surprise there.  

. $50k is also conveniently too big for small claims court but not big enough to interest many lawyers.  

I’ve experienced success in the STR market here in St Pete myself but I’ve since transitioned my properties to long term rentals for convenience and time management sake.

Oh very interesting, I'll have to check the planning commission meeting notes because this was a hot topic in Denver the last few years so if it was discussed there on public record I'm surprised it wasn't in the news at all before!

I am expecting items to be found even though there is no visible signs of any issues.I will not be surprised if in the near term the prices fall a little.  

If in the rare chance they do allow short term rentals in the HOA rules/regulations and association documents, don't be surprised if they change that ruling after you buy. 

If you swing for the fences, don't be surprised if you strike out.
