The 11yo paints and is learning to cut in.They don't have fancy I-phones or the most stylish clothes like other kids their age and they don't care.  

Right now just making planter boxes, pulling weeds, pulling vines, etc.They are college students who make no money, I'd like to claim a deduction for paying them, and also want to give them a chance to contribute to a Roth-IRA.

On the other hand for fixtures such as lighting and plumbing, Lowes has much more stylish items, but that depends on the level of trim you're putting in.

We used metal edging, "black star" gravel in the beds up front and seating area, planted sod (900SF by seating area), compacted pea-gravel on top of road base for the driveways, and did a planter at the corner of the property by the street.

Exterior upgrades: remove and reallocate fence line to create a more private backyard, install modern 7' horizontal fencing, add large concrete patio in backyard, sprinkler system, sod, firepit, planters, etc.

We grew grass in the backyard, and had a planter put in right by the front entry.Once completed, property was only on the market for a couple of days before being snatched up.

It is common for homeowners to put off the most necessary upgrades for more stylish upgrades that can certainly wait.

I don't have any experience flipping, but here's a few ideas;Brick walkway to the front door with brick planter(s).
