Of course, that's not EVERY home, and location, condition, and stubbornness of seller to want to list for higher than what the market would call for would play a part in the house staying on the market for longer.

If you are close to due diligence ending and have spent phase one, appraisal, inspection, survey, etc. the seller knows you are in for some money already so can get stubborn with concessions.If you only have inspection in and not a lot of attorneys fees then you can bow out pretty easily with not much out of pocket.

If you are removing stubborn hardwood that is glued to the subfloor and nothing else is working... set the blade depth on a circular saw to the depth of the flooring and cut the flooring into 1ft squares.
