@John ClarkAn LLC does not necessarily need to be actively conducting business in its registered state for liability protection to apply, but it must be properly maintained, compliant with state laws, and treated as a separate legal entity.

But with only a dozen properties in only 2 states I’ve definitely not found a use for one yet.

His lease clearly states no subletting.

As a management company, we also have a duty to get a property occupied with a qualified resident as soon as possible and sometimes that means adjusting rents down for right now to generate revenue.

BTW: most owners that have hired a PMC, don't want to speak with you, much less meet with you in person to hear a hyped-up sales pitch.Also, you want to do rental arbitrage - so, you will need to be properly licensed to manage properties you do not own as required by your state & local laws.- why would an owner want to do business with someone NOT properly licensed?
