The single best way to mitigate your down side risk is to buy at the very top of the food chain  IE A class with a sprinkle of B.. but I have had an A class home I owned totally trashed by a tenant as well.

Every email you sends indicates fear or uncertainty as well as sprinkles of skepticism, you have asked more questions than any other buyer we have had.

Sprinkled-in, with a mix of honesty, integrity, ...along with "below market pricing", and don't forget, putting in "long hours" finding those "motivated sellers", then maybe you can begin to call yourself a successful wholesaler!

Sprinkle in a few buy and holds a year and you got a great one-two punch to great wealth.

I prefer sprinkling in a wholesale deal or flip or two to ensure I can inject capital back into my company and continue to scale.

Generally, there are some bad areas sprinkled in throughout the city.

I've been to Colombia, Thailand, Singapore, Cambodia, Puerto Rico, Costa Rica, Mexico and Nicaragua since then : )   90 days in Thailand last year and i'll be in Colombia 30 days this year (Along with your meetup in SF and some other U.S. road trips sprinkled in between).  

Pretty happy with that, we will likely end up with a few more sprinkling in throughout the month as well.

The reason why this is key, is because from 1997-2018, 60% of the stock markets gains were made on 50 DAYS of trading (obviously not consecutive days, they were sprinkled throughout).
