Being around people with the mindset that you'd like to have is probably one of the best ways to help shift your mindset. so in order to shift my financial mindset, I'd like to spend time with people that are at a financial level that I'd like to be at.

I am not sure what the availability of cleaners in that area so I would spend time right now see what is there before committing to a property.Also, if you are spending 2k a year on fixing or replacing stuff, you are getting the wrong guests.

I think hard money lender to take this risk cannot legally charge appropriately which means the law is working against you (the law meant to protect owner occupied owners from unfair loans).I agree with @Jay Hinrichs that your best option likely is to sell on the mls.  

You want to learn from people who are spending most of their time actually doing deals, not marketing their courses.Being resourceful will get you far in the real estate industry.

Outside of real estate, I enjoy spending time with family.

There is a cost to that and the potential for having to spend more to fix things up.  

While I did spend about $15K on renovations, that amount doesn't need to be factored in for this discussion.
