My girlfriend and I did that, and it's a spectacular idea.

I'd planed to use the two years out of country to invest my money into hard money lenders or private, to get the most use out of my bucks while i'm gone. i found BP through the BP podcast on Itunes through mixergy an episode interviewing Joshua Dorkin, and could not be happier to find BP :)i had interest in real estate when i was a little kid about 12 of age, and have now come to my interest again 8 years later at an age of 20. i have a dream of becoming on of the most successful people to ever walk this earth. i know, crazy kid here talking big. but that's just me. its awesome to be here, I'm super pumped to learn and experience this spectacular business for the next many years. thank you if you read this, though its long. this was Hans Ravn from Denmark and talk soon ;)ps. if you have anything to ask, just leave a comment and i will write back :)

It's pretty spectacular.

I don't think the numbers look that spectacular: First, anything that rents at near $100/ft in the Midwest needs to be in a very desirable location or a top quality property (complete rehab) and have amenities (2 BA's and a garage...you only have one bath).

By the time the new tenant sees the place it is pretty spectacular. 

I would check with lIma one.. and expect to also offer up cross collateral.. land loans are tough even with your spectacular down payment if you cant find someone ping me back.. we do a lot of land deals.

As you can imagine waiting until it gets down to those levels has been a spectacular failure so far.

well most on BP will tell you speculation is gambling blah blah blah.there are not many properties bought for rentals in Lake O given the price points.right when I say that the house 2 doors down from me just sold for mid 400s and they rented it.. rents cant be more than maybe 2500.00 now maybe its a family member or something. you can find older properties in the lake grove area of Lake O.. but generally speaking this is all owner occ stuff and very little MF duplex etc.appreciation of course has been spectacular last 6 or 7 years.. but its leveled off now.. as for solid property to own   for that's the case ..
