North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.

For at least half of nearly forty years life I've lived and invested in property within a block or short walk to the beach in South Florida, Southern California, Southern Oregon and Northern Baja Mexico.

Luckily, non judicial states are usually the fast growing southern states so it is not a problem.

@Tatum Kantor, investing for cashflow is going to be difficult in many parts of Southern CA.

Wildfires do come down the southern river valleys as occurred in recent years in Gold Beach and Port Orford, but usually not all the way to the shoreline. - Attainable Assets.

I've seen these releases in Southern California to be 90 days (With no guarantee of that short of a time) of locked accounts where the owner had issues paying the mortgage, insurance, taxes and operating expenses for the properties.

I know of various construction lenders who do southern California.
