I use this to replenish consumables - toilet paper, trash bags, paper towel, soaps, etc.It's important to also note that I overstock a lot of these consumables so the guest should want for nothing when staying so to me it seems like a fair trade.I have also just started testing out the Management Fee function in Airbnb to spread charges over the nightly rate.

Hopefully the prime season performs well enough to make up for some of the soft off season. 

Hi, I have done a few flip houses and I have staged them minimally with a few items like towels, baskets, flowers inside etc. 

As I have been reading a lot of terrible experiences and stories about landlords getting burned due to tenants simply taking their softness for granted and especially taking advantage of a lot of elderly homeowners to live in the places for free and in some cases even filing lawsuits against landlords to simply make money out of them.

Site selection, estimating/detailed budgeting, all labor/material/soft costs are an open book with no markup/GC fee, and i own all site management from groundbreaking to closing.- Total cost of these projects would range between $390k-$550K.

(roof, well, tree roots raising the A/C unit at a 20 degree angle, soft, uneven  floors under carpet, etc.)  

Lenders may provide a Letter of Interest and this will give you a soft loan commitment from the lender.

Now having capital in CD versus it in soft assets or hard assets, eh I'd take the hard one's first.
