I never said you can't make money buying entry level single family homes in the Midwest or any market for that matter....but the investors who are most inclined to succeed are the hands on operators, not the passive investors or those paying retail price for a turn key in a lower tier neighborhood with no barriers of entry.

The pro development and affordable housing advocates use the term NIMBY, but I suspect it is the rare person that buys in a single family zoned area that would be thrilled to have 17 units (qp16 additional units added) in the lot next to them.My initial protege was the land source on this effort.

From a practical viewpoint, I wouldn’t think the lender would accelerate the note, if the LLC were a single member LLC, you were that member, and it was treated as a “disregarded” entity for tax purposes.
