These facts of raising private money gets overlooked a lot on BP in favor of the Rah Rah if you have a deal the $$$$ will rain down like manna from heaven. 

Heaven forbid I that I came to a social media community of real estate investors with a mindset that'd I'd be able to network; foolish me.Since i'm not allowed to build partnerships with other start up investors in my local community, I'll say I'm here to make "friends". 

Thank heavens you're in a tax free state or you'd have that looming as well.

LOL In any event you and your girlfriend should both consider joining your State LL Association; they can be a tremendous resource with state specific laws, leases, help with evictions (heaven forbid), networking etc.

A real estate professional and a high-income W2 earner are a tax match made in heaven. 

Seventh depending on who the lender is and what type of loan (FHA, VA, Conventional, USDA, Jumbo, HELOC, Reverse, Hard Money, Private Lender, etc) and how long it's been delinquent and if this is the first time they were delinquent or they've been delinquent before and why the borrower is delinquent, it takes different routes.
