I would recommend lining up another home first if you decide to go that route.

If you need to have a contractor walk it down, go that route.

Doing one-on-ones with a good mentor would be the best route IMO.

First of all, you are on the right track regardless of the financing route you take.

In this market i would only go that route if you have the resources to cover their initial investment so there would be no loss of capital if things go bad.One of the syndications that i am an LP buys MF, rehabs the existing units, converts tbe garages into max number of studios, brings all units to top of market rent, and exits with max NOI.  

There are also others who assist in teaching you DD.Another route is to find a broker-dealer who invests in alternative investments like real estate funds as they will have done a lot of DD on the sponsor as well. 

She might be legit but for your first one I would not go that route.
