I'll pass.Very rookie question for you, @Patrick Roberts and everyone else here: I thought that post-Dodd-Frank, the barrier for mortgage lender accreditation/licensing was essentially raised to a point that HML’s and private lenders were effectively iced out of securing loans with a mortgage or DOT.

I work with some in Fredericksburg south of Ashburn and they always want 1% EMD ...it is negotiable unless they're a rookie and/or the broker is a tyrant . 

Would like opinions on things to consider that I may not be thinking about as a rookie on conventional or DSCR loan assuming it appraises for the calculated ARV during analysis vs finding other ways to flip now.

Small issue - but one that could be impactful in the future whereby the chain of title could be broken if parties are not around anymore to issue affidavits to the error.

Interest rates were climbing and a not so funny comedy of errors with the load company cost me dearly in rates.

You could read 100 books and still need to learn more because certain things must be learned through trial and error.

Was it because of a contractor or plumber error?

A couple of months ago, I ran across one of Dave Meyer's videos, and that led me to the podcast, and that led me to the Real Estate Rookies podcast, and a host of others who I won't mention, but were nevertheless valuable.

It's just personal. 99% of folks here cannot survive $5k/monthly deficits, .5% here would not know if it was a rounding error, .5% would make them look twice but not make them do anything besides try to manage it a bit differently.

The program was what took me from analysis paralysis into a deal, their info is very well put together, all based on their trial and errors.
