There is no more expensive residential development than adding single count ADU.  

The project will be a mix of 20-60% commercial space, and 40-80% residential units, including a 15,000 square foot expansion of the Old Town North Arts District.

Why would someone invest when they can invest in a REIT or other fund where they own shares and thus own the ground behind it.Its like the idea where people want to sell a home but not the ground underneath it and in 30 years take it back but not be responsible for anything during that time (yes you can do this commercially but not residentially). 

I don't see an NMLS license number anywhere for their residential stuff 

On the business management side, I've invested roughly $10k into the systems for financial and operations through courses and consultants.A great Facebook group I'd recommend Remodelers Community -- I know it says remodelers but this group has a resource called the "remodelers vault" where members have pitched in their resources like contracts, cash flow trackers, QC checklists and more that are invaluable starting out as a residential GCBest of luck, you got this
