I think it makes sense to go with a reputable lender you know can close your deal and make it a smooth and seamless process, rather than chasing the "cheapest option".

I have saved many fall out deals from reputable lenders that I use on a day to day basis, It's just the client is not very familiar with the lender's process/ guidelines and/or the rep was being very unethical (bait and switch.. etc..).

That is a very dishonest way to operate your business, and will get you a bad reputation and lose you money.

I have called a few suppliers and I'm getting some progress.

The inspection period usually lasts 7 to 14 days.Ensure the inspector is reputable so you can trust the feedback.

Although the investor is in the drivers seat, as the borrower you should be helping to provide a good experience as reputation is everything.
