My wife and I enjoy watching those shows for entertainment and to soak in different ideas on design choices like where/when to remove walls, kitchen layouts, etc.Their market is different than ours, and the P&L's are drastically oversimplified to the point that I'd never expect to replicate their results.

If you kick her out, only to turn around and start your own Airbnb, then you'll just become another hypocritical landlord AND have no guarantee that you'll be able to replicate her performance, so perhaps you miss out on the great tenant and the additional income you're expecting.

My wife's full-time job is raising our children, but her side hustle is managing the day to day operations of the Airbnb, so we have a unique situation that would allow us replicate this model in the future :). 

Decide wrong and you've got an expensive dud on your hands.Once you do one though, then you can replicate the model and the process becomes easier.

In essence, can you replicate your current setup within a years time with tolerable business interruption or setup capital expense.

I recently purchased a 5 bedroom in PCB for $770K that brought in $130K last year, and I'd be happy if we could replicate that! 

Looking to replicate success but most opportunities do not pencil out; property is too far gone, expenses under reported, etc.
