It's just tough to know the area, the type of renters, the type of housing, if the repair were quality or lipstick on a pig.I'd think there must be a dozen good PM in Akron. 

And every time you get a new renter... it's four or five days fixing the place back up.

If you're talking Commercial property then the higher your Net Operating Income goes and the leases or quality or renters you have, the higher your value goes.

Carry appropriate insurance (property, general liability and make sure you are listed as additional insured under tenant's renters policy and 3rd party vendors).

So your renter pool could be limited.If you like that price point, I would suggest going a little further north. 

I think this will work because this 16 unit will function more like 40 units with 40 individual renters.

You can try to go after their renters insurance, but since you don't have proof, you're probably not going to get anywhere.
