My personal take is investing is hard enough without having the added complexity of building a remote team of folks that can handle things for out of state deals.

But what made me think about it for you as I read your post is the LULA feature. 

Really diving into the features they have like Orphan Days, Price Adjustment Aggressiveness, etc. makes them even more powerful.

I don't know the #'s off hand but I feel safe in saying L.A. would go bankrupt yr2 if not yr1.It's not remotely feasible.  

I highly recommend managing it remotely if possible.

They claim to market on dozens of online channels, and they seem to know the right amenities to feature, have great design, services, experiences etc.
