Ideally you'll want an option that  allows you to get a deeper look into their credit profile (credit history, breakdown of their credit score, accompanying remarks) as well as other parts of that report pull (ie. nationwide criminal background check, eviction history check, sex offender registry check, etc).

Isnt there one single public registry where a buyer can directly and by himself review title, encumbrances, liens etc????

Except when I looked up his sex offender registry, he was listed as homeless.

Have the Seller overnight the documents to the title company for Tuesday deliveryThe title company should be able to close with an image of the signed & attested documents (notarized), since most closings are done via the registry's online system. 

However, when he does this he is required to pay 1 month's rent into the court's registry instead of the bond.
