Take the pets photo, get proof of insurance, shot card registration, rabies and whatever else makes you safe and then I have no problem renting to pets.If they pass that inspection show up at their current residence and ask to go inside and inspect for pet damages.

But as long as you receive registration and plates every year it's not real estate so a non-starter for 1031.You don't want to play games with the IRS and renting back to yourself etc - especially when the rules are in your favor anyway.

Recently there has been changes in how water is billed (can no longer be billed directly to the tenant), they made an attempt at a landlord registration which was pushed through but has since been removed, and now they are pushing for inspections and certifications of all rental units.
