on top of this, what we found is finding high density allowances of at least 150 dwelling units per acre and taking advantage of up zone incentives through hotel development, affordable housing development, etc. we try to develop the lowest cost per door possible and another way to do that is through micro housing development. raw land we also look for underpriced land that we can raise through entitlements the value. those are just a few of the tools we use in addition to parking reductions and other incentives for tax abatements.

You will have to ask for it anyways if they have trouble and ask for reduction in rent etc.

However, due to the timing the Buyer is asking for $20k price reduction due to the water leak damage.  

If you can add additional room and/or kitchen the value of the home is higher.Why I said this data is becoming too easy is because, if you chase in good market (DOM < 10/15), market is efficient so much so that the best house to buy is usually home with price reduction or having DOM double than the normal.

That can be very hard when you’re not making a high income. if your not able to save a lot at your job you might be better off learning about real estate, learning how to be a landlord, and focusing on a new career that can get you the income to buy real estate. it’s a tough pill to swallow but I got into the trades and now have the skills to fix my property and starting to get the income needed to keep going.

I found that the estimated renovation costs to be under and the ARVs to be way over - this is now proven where another investor purchased the property and is trying to flip it and I've seen several price reductions.
